I found a unit I am interested in viewing, what do I do?
Please call us at 603-432-3380 or e-mail us with your contact information and the unit you are interested in. We will check availability and set up an appointment for you to view the unit.

What is your application process?
If you would like to apply for a unit, you must fill out the application provided in its entirety. Please make sure to have each applicant sign and date at the bottom of the page. Once we receive the application, we will complete the following for each applicant:

1. Credit Check
2. Rental Reference
3. Employment/Income verification

Do you take an application fee?
Yes, at the time of application, we take a $25.00 non-refundable application fee. This may be paid in cash or by check. Please make all checks payable to E&J Cooper Properties.

How can I get my completed application to you?
There are several ways you can get your application to us. You may drop it off at our office at 182 Rockingham Rd. in Derry. There is a rental drop box where you can leave it. Also, you may fax the application to 603-434-8390. If you have a scanner, you can scan the completed application (w/ signature) to office@cooperrentals.com. Please remember to send in the application fee to our office if you fax or e-mail. We will not begin our application process until we receive this.

What funds do you require to move in?
Once your application has been accepted, we require a non-refundable deposit equal to 1 month’s rent to be paid within 72 hours. This will take the unit off of the market and reserve it for you. If deposit is not made within 72 hours, we will continue to show the unit to prospective tenants. Upon moving into the unit, your deposit will be applied towards the balance. Balances include first month’s rent (prorated if necessary) and security deposit.

What happens after my application has been accepted?
After we receive the deposit, we will contact you to set up a time to walk you into your new home. We will also provide you with some additional information so that you may begin to set up your utilities.

Are utilities included in the rent?
Our units were designed to give you maximum control over your living space. Therefore heating and electric controls are metered separately to each unit. Prior to moving in, an account for each of these utilities must be set up in the tenant’s name. In some cases, tenants may also be responsible for a quarterly water bill.

We will do our best to provide you with estimates once you find a unit that you are interested in.

Where will my kids go to school?
For the most up to date district information, please contact the Derry Cooperative School District at (603) 432-1210. You can provide them with the address of the unit you are interested in renting, and they can help you determine what school your child(ren) will attend.

What is your pet policy?
In general, we have a "No Pet" policy. There are certain situations where we might consider your application, even if you own a pet. Please contact us for more information.

Who is responsible for snow removal and garbage removal?
Our townhouse units at Pondbrook and Summerhill and our apartments at Millbrook include snow removal and garbage removal. At all other properties, the tenant is responsible for this.

Who is responsible for landscaping?
Our maintenance staff is responsible for mowing the lawn and trimming the bushes.
